In practice that means: your PMS holds the unit and the tenant, the Aqara API holds the device, and a mapping layer joins them. What this article is and is not

The three jobs a condo actually needs

Strip away the marketing and a property management system needs three things from a smart-home layer.

1. Device status monitoring

Not a resident dashboard with pretty tiles. An operational view: is this device online, is it reporting, is it reporting something wrong, is it the one in unit 12-14 that has been silent since Tuesday.

Aqara's cloud API exposes device status and resource state, and the message push service posts device-reported data to your server. That combination is what makes monitoring viable at block scale — push for events, query for the state of the estate. A hub can control up to 128 related devices, so a shared lobby, gym, pool deck, mail room and carpark gate is one hub's problem if you plan it, and several hubs' problem if you do not.

2. Remote operation

Turning off a water heater or an aircon in a vacant unit, checking a door sensor before a viewing, resetting a tripped device. The cloud API supports remote control of devices, which is what the PMS or a staff mobile app calls.

The honest caveat: remote control is convenient, not a substitute for site attendance. A wireman still has to attend. What remote control changes is that fewer visits are needed because the diagnosis is already done.

3. Account linking

This is the hard part, and the part that decides whether your project is maintainable in three years.

Your PMS has its own login. Residents do not want a second Aqara account, and building management should not be maintaining 900 consumer accounts by hand. Aqara's developer documentation describes a virtual account authorisation mode, which exists specifically to bridge to a third-party account system. Your PMS tenant record maps to a virtual Aqara account; the mapping table is yours; the platform never sees your residents' real credentials.

Plan that mapping on day one. Retrofitting it after provisioning is the single most common reason a condo integration stalls.

The one to slow down on is step 5. It is unglamorous and it is where projects actually break.

The compliance reality

Mains work is not DIY and not negotiable

Malaysia runs 230V single-phase. Lighting in a condo unit is normally loop-in wired at the ceiling rose, with only a switch wire dropping to the wall — so the switch box has live and switched live and no neutral. Conventional smart switches need a neutral, and back boxes in Malaysian buildings are often shallow enough that a module plus existing conductors will not physically fit.

Fixed electrical work must be carried out by a wireman registered with Suruhanjaya Tenaga, the Energy Commission, under the Electricity Supply Act 1994 (Act 588). A botched neutral is a fire and shock risk, and DIY mains work can void home insurance if it causes damage.

For a developer or PMC, the practical version: your electrical contractor is the person who decides whether a neutral is at that switch position. Get them to check before the fit-out, not after. Check that any mains-powered product carries a SIRIM label and Energy Commission approval.

Common-area cameras and PDPA

PDPA 2010 (Act 709) applies to devices recording video or performing face recognition in a home or a common area. A lobby camera and a face-recognition door lock both sit inside that frame.

Three things to settle before you install:

  • What is the stated purpose, and who is told about it
  • Where recordings are stored and who can reach them
  • What happens to the data on a unit resale or a tenancy end

What to specify so integration is possible later

Retrofit is the expensive word in this industry. If the block is being built now, these are close to free decisions:

  • A neutral conductor at every switch position
  • Network cable to the hub positions, and to the gate, front door and camera positions
  • Suitable back box depth for a smart module
  • A defined panel position for any wall controller
